My journey and blog update!




Hello everyone!


Just a quick update on the progress of Pure Sites.

Julie Brant has come a long way on her property journey since becoming a landlord and sourcing big sites, she has now turned her attention to her own development company. She is working with investors to help build her business and looking forward to new exciting times and success!

See below just a few sites been working on and two offered. Also to add though Julie has worked on sites with planning for 88 units she also will be working on units from 150+. So in all ranges from 4  - 150+ units preferably with planning but will also look at outline or positive planning too.

My journey in business and the property venture



How it Started



My first business was in catering. I began as a glorified sandwich delivery service going around local offices and industrial parks. I worked from 4am to 1pm in the day and did my accounts and preparation in the evening for the following day, from 9pm to 1am, 5 days a week and half-day on a Sunday. Apart from that, I brought up my daughter since 3 months old! I was shattered, but it was well worth it. My business took off very quickly, delivering up to 200 customers a day, plus buffet service for weekly corporate events.


With hard work and long hours, I was able to purchase my first 2 bedroom flat with excitement. It looked like something out of the 70's! I turned it around into an updated bright. airy and lovable home. I found that I enjoyed it so much, I moved onto another property! I loved catering, but I loved properties even more and started my property journey in October 2010.


October 2010


This time it was an old cottage that was out of the 40's. I stripped it right back into an empty shell and started all again, renovating it into a clean, crisp and contemporary home. I sold it immediately! I carried on and let and sold more properties. As being a part of the property business, I have my team of builders. 2014 – 2015

In 2014, I started attending networking events where I met a lot of like-minded property experts. Afterwards, I met up with a very influential property flipper. I needed a new direction from a place where I felt stuck, so we discussed options where I could do a lot better!

Moving on with my property journey, I sourced land sites for developers. I have sourced pubs, nightclubs, yards and large land with planning permission and without. I sold sites with a purchase price of 7.7M with a potential re-sales of 30M. Though I enjoyed sourcing and was quite successful at it, I found that my hard work was not of benefit to me. Why give these sites away when I can work with an investor and do them myself!


2016 –


This is a new chapter in my journey and I'm excited to see where it will take me. I have already sourced sites and putting offers in.

Where has the time gone??

I cannot believe it's the end of October already, where has the time gone?

Here's an update of my property journey so far:

My property business started in October 2010. From renovating an Victorian cottage house and now selling sites for development, I've been extremely privileged. Thank you for the congrats of 4 years!

Slowly but surely I am building up my business and I can't wait for the future!

I started sourcing great sites in February, well it was actually the 31st January 2014, but it seems so much longer then that! It took time sussing out the market and knowing the right sellers but I soon got the hang of it. For the first few months I was up util 4-5am putting the sites together. It was tiring!

Since April, I've been averaging sales of 1-2 sites a month- whether it's land or pubs I get them sold. Each month I find genuine sellers who are wanting to sell. I often meet new and different characters which is pretty intriguing. Some sites receive offers straight away yet some takes a matter of time.

I am currently putting new small to medium projects together- gradually building up future sites with excitement. I have targets set and I'm hoping to achieve them by 2015. I do not give up and never will. I have different ventures in mind and starting to put them together.

Selling sites and busy times


Hi Everyone!


Where has the time gone? My update is finally here!


Since posting my last property journey update, I have been extremely busy. I have sold some great sites over the past two months and things are definitely looking up. If you are new to my property blog then take a look at how I first started my journey.


I admit it has been tough and can be stressful at times but it's all worth it. I never give up on what I want. That would be too easy!



Sites I have sold range from small sites to acres of land. Ranging from workshops, shops, yards, old homes, pubs, nightclubs and very large pieces of lands.

Every month I send out my list of sites to my buyers so they can see if any sites suit their needs. As time moves on I hope to build more honest, future projects!

About time!

Hi everyone!


Again I have been busy working hard. I keep meaning to keep up my writing about my journey in the property world, so here I am.

To start with, I have accumulated some great contacts and I'm doing pretty well with projects on the go and new sales. If you have read my blog from the beginning then you would know that I started on my own in 2010 renovating old shell properties to fresh new homes. Then I started  sourcing sites in February 2014. I love meeting new buyers and sellers and finding about different people.

If you're a new contact then you can read my journey from the beginning. It was a long one! I make it clear that  I am straight forward and do the best I can.

I spend a lot of time with my sellers and buyers building up a relationship on trust, honesty and loyalty. Unfortunately. there are some people that are neither which I have learnt along the way. What these businessmen dont realise is that it will come back to them eventually one day. We all live in a very small world! Remember!

To me, keeping up communication with my clients is so important. I either let my buyers do the deals or I do them for them. Most buyers want to do the deals themselves and understandably so. What matters is that I listen to what they want and see through the deal from the start to finish!

Working as hard as ever!

Hi everyone!

I hope all is going well for you and you had an excellent Easter. Just a quick blog post to remind you that I am working as hard as ever. I did really well last month and sold more projects then I ever have. I love my job- there is never a dull moment. It's hard work and long hours but it's definitely worth it. I never imagined it would be easy as that would be boring!

Networking is time well spent. I definitely recommend going to meetings, they are worth it. You learn a lot about how to manage your time and outlook to keep you and your business healthy. Meeting different business people and new contacts is helpful for both you and your business. The more you meet the more you will grow in confidence.

I have had to learn along the way but believe it or not I do smile or even laugh at myself sometimes. At the end of the day, you have too!

Sorry it's been awhile updating my blog. I have been extremely busy sourcing new sites and property for my new clients.

I have had a huge interest and and am connecting my seller's to my buyer's.

I have got alot of properties in central London and SouthEast please see attached or send me your email address so I can send to you, some are under way with new projects. But am always getting new sites too!

Branching out!

Hi Property People!



I have not blogged for awhile so about time to let you know my next journey.

I have been in the property field for 3 and half years now and I am learning new experiences everyday. I have spent hours in ice cold rooms in snowy conditions, Knocking down walls, putting new walls up, filling large holes in walls, tiling and labour work. I have worked alongside with my builders. Of course fetching coffees too, oh yes! I know you are laughing but it is true just ask one of my guys. The best part has been painting all my properties and adding finishing touches and being proud of turning a unlivable cold, ugly shell of a house and flats to a great standard fresh properties. 

I have come through some scrapes and bruises! But I love what I do.

I am with LinkedIn and making new contacts and clients. I have a few early projects on the way which is exciting and building relationships with both Seller's/Agents and of course buyer's!

If you do not know me well I have linked my letting agent Sunny who owns Ashton Reeds use to be Bexletts in Bexley Kent, he deals with all new properties I own. He can vouch for me I hope! Joking he will. He is also a multi-landlord like me.

Also I will be adding properties and Land for sale so please take a look as they are amazing! I will give details to genuine buyers who get in touch with me.

Property Network meetings.




Hi Everyone



I still want to know and learn more and build my business up. 

I Went to a investors network meeting which is a great way to meet likewise people.

For anyone going into property I would urge you to go to one of these meetings. There are a lot around the country. The one I went to is PIN Property Investors Network in Dartford Kent. There are loads another all over.Everyone was friendly and welcoming. It helps to build contacts that are in the property field whether it is in lettings/estate agent, property insurance to landlord/property developers and investors. It opens your eyes and you can learn a lot from others. We are all still learning. 

These meetings are a great source to interact and meet new potential property associates and investors. Its a great working relationship. Go to one! 

At the end of the day we all want to be successful. Where there is a will there is a way.

How was your first day back to work, daunting?

Moving on up is hard but I always believe my moto where there is a will there is a way! I always think that.

I know people that have bought properties as its current value and then when properties crashed they lost out. Buy BMV (Below market value). Where to add angle and potential is key. I like to add value always!

Don't forget the rates are going to rise soon! Be prepared get your mortgages changed so as fixed rate. Get advice and see your mortgage adviser.

My Property Blog


Hi Property People!


I have updated my blog site, and hope it looks better than before!

I did say I would tell you my experiences with renovating my properties and having to deal with work men that do not pull their weight! It is daunting when you are a woman and have to be tough.

My first time was when a workman did not turn up to start one of my properties. I do not accept laziness! I made it clear that my property has a deadline and to be finished on time. He did not keep to his promise so I let him go.

I believe if you take someone on they have the courtesy to let me know when they can do the job and complete it. Not have me waiting in a que.

I found some-one else of course. But can I warn you to be careful as there are builders who can mess you  around. 

I believe in working with your builders and workmen on site and build a great working relationship.

This is my experience! There is always blips along the way with things going wrong but being able to communicate is the key and all can be fixed and work done on time.

I keep my eye on the ball!

3rd Property finished and let



Hi All

Who said women can not make good landlords! Or be in the property development business!

We all know Sarah Beeny has done well and bit by bit more women are branching into property. But women can do it all on their own too. I started off on my own, so don't be afraid to try.

However I am looking at building mine up even more and there is a whole lot of options to do that. The more you build the better it does get but still a big challenge! Sometimes it can be stressful when tradesmen let you down. It does happen! It is not always easy sailing for sure. 

You do have a bit of fire in your belly to deal with property and getting the property you want. Finance is the key too. You have to have money to start and it is not easy. I got my first mortgage when I was 29yrs old. I started a catering company and did very well in the first 2 years. I worked so hard but made the money. 

I made a great amount of equity in my first ever property. It needed a lot of work. The market rose very fast between 2000 to 2008. I sold just before the crunch! I was very lucky. My property doubled in value.

I have done many hiring and firing but lucky to have a main team I can rely on.

I have finished my latest project and let instantly. Carpet was laid quickly and let the same week so I could not get finished pics!

I don't know if I told you but I have a local letting agent who finds my tenants and does all the checks for me. 

Letting agents can be costly when dealing with maintenance and collecting rent on your behalf. But if you live abroad, that is the best path to take. They deal with everything for you.

I manage all my properties myself.

 I do all decorating and tiling to reduce my costs. Or look around for handy men to do those little jobs. In your local paper there are some reasonable daily rates. For example retired handyman is great and they don't charge the earth.

Make sure soon as you buy a property insure it straight away!

How I look for the right property.

I do my homework first looking at all the best deals around and get the cheapest price. 

I have in  mind when I buy the property what type of kitchen I want  like type of units and work tops and sinks and appliances. Also I know what bathroom I want. I think at first I look at the property and size up how I want the whole place to look.

Being you are letting out you dont want high standard for example I am looking at selling in the near future so I dont need it to be the highest. But I do want it to be modern easy kept and maintained.

When I go to sell my property the buyers may want to change things anyway so why pay out more. I look for the medium ground and easy to sell. I keep my properties bright and fresh looking, no harsh colours. Creams and beige is good. Kitchen and bathrooms sell the property the most so I focus on them the most. 


I love properties and want to do as many projects as I can. If that be helping housing to private residential. So Keep checking my blog.

Ladies don't be afraid to try starting your own business. It is better to try then to regret not trying at all.

Hi Everyone


I have nearly finished painting my property. I have done it myself to save money. I always suggest to do some work yourself. If you can do it why pay for someone else! Plus I like the job to be done to well plus save money. 

Please see my kitchen I have opened up space to create more room. Which was sepertae rooms but now a lounge and diner 

When searching for my next property I look for angles and how to add value to get the best from the property asset. If that means opening the property out or has other building potentials. Also local transport and schools are so important! 

Everyone loves a great kitchen and a lovely bathroom. All run down old properties look awful but once gutted and start from scratch U turn around what was a old wreck into a stylish fresh home. 















See what a difference it makes.It got let so quickly I didn't get time to do more pictures! 

Remember Ladies can do renovations just as well in property as men!!
